Running costs “lowest in city” as office building opens for businesses

WARM RECEPTION: At the statement reception at newly refubished Grosvenor House, Grosvenor Square, Southampton, are, from left, Bill Parker of landlord Ameriscot Commercial and sole joint agents Andy Hodgkinson of LSH and Nix Cox of Hughes Ellard.

A landmark office building in the heart of Southampton’s business district is ready for occupation following extensive refurbishment.

OPEN FOR LETTINGS: Grosvenor House, Grosvenor Square, Southampton. The 29,621 sq ft property has been refurbished to high standards by Ameriscot Commercial and is being marketed by Hughes Ellard and LSH for multi-occupancy lettings, either by half floors or full floors. The offices overlook the bronze statue of Earl Mountbatten, who lived at Broadlands, Romsey, and had close connections with Southampton and Hampshire.

Three-storey Grosvenor House, jointly marketed by commercial property consultancies Hughes Ellard and LSH on behalf of owner Ameriscot Commercial, is available floor-by-floor or as half floors.

Nik Cox, a Hughes Ellard director, said: “There is a distinct lack of Grade A office space in the city centre, with the flexibility of Grosvenor House the answer for companies looking to rent space from 4,000 sq ft upwards.

“Ameriscot invested a seven-figure sum in transforming the 29,621 sq ft property, with high-specification finishes including a new reception, air conditioning, LED lighting and toilet facilities.

“We anticipate keen interest from growing businesses because Grosvenor House is the only sizeable – and available – quality office building in the city centre.

“Supply is squeezed due to a lack of speculative development and conversions to residential accommodation.”

Quoting rent is £21 a sq ft, in line with city centre office rents, with running costs reportedly the “lowest” in the city, Nik added.

There are 34 on-site parking spaces at Grosvenor House, which is located at Grosvenor Square and is close to restaurants, the 02 Guildhall, WestQuay Shopping Centre and Southampton’s rail and bus stations.

Bill Parker of Bournemouth-based Ameriscot Commercial said: “Grosvenor House is very much part of our ethos of creating high-spec flexible working environments at competitive prices with low fixed service charges.

“Millennial workers want more flexible, collaborative workplaces – Ameriscot knows the emerging trends and works closely with our tenants to configure their office space to meet the needs of the company and a place their employees enjoy working in.

“Our commercial properties, such as Grosvenor House, maintain the attributes of a contemporary space and are refurbished to provide quality work environments with the flexibility to meet the unique needs of each company and their employees.”

The offices are located in a unique city centre environment overlooking Grosvenor Square, with its bronze statue of Earl Mountbatten, who lived at Broadlands, Romsey, and had close connections with Southampton and Hampshire.

Andy Hodgkinson, director and head of office (Southampton) at LSH, said: “There has been a focus on sustainability with electric charging points, cycle and shower facilities all included as part of the refurbishments.”
