After 35 years in the construction industry, an entrepreneur from York is staying closer to home after launching a business to help revolutionise the lettings industry.
Ken Creswick has become a licensee for VeriSmart Inventories – a UK wide-renowned inventory service – operating in York and surrounding villages.
VeriSmart has designed its own unique technology that allows paper-free and online verified inventories to be compiled.
It is a system that not only protects landlords and tenants, but also saves agents and their clients valuable time and money.
With ‘Generation Rent’ a growing phenomenon, there is more need than ever to speed up the compilation of inventories – a necessary requirement today.
Ken, a married father-of-two, said: “After a career in construction that took me across the world as an operations and technical manager, I saw the opportunity to launch a business closer to home.
“I’ll be working with letting agents and landlords in my area and aim, with the support of the company, to grow my business very quickly.
“When a landlord or letting agent needs an inventory for a property, I can be there in under 24 hours and have the inventory ready within another 24 hours, or less.
“Voice recognition software and our own copyrighted ‘Smart Verification’ programme allows us to create the reports, which include numerous and now required high-quality photos for additional evidence.
“We can carry out a landlord’s legionella disease assessment, as well as EPC renewal inspection reports and portable appliance testing.
“We also sensor test smoke and carbon monoxide alarms – not just by pressing the button to see if the battery or circuit is working.
“All inventories and related inspections and reports are compiled paper-free and emailed to all parties.
“With daily texts and emails with instructions on ‘how to’, the tenant is allowed to add their own comments and photos.
“All communication is time and date stamped, so there is no argument that a tenant’s statutory rights were not given.
“VeriSmart works because it is quick, simple, effective and protects the tenant and landlord whilst also helping to increase an agent’s profit.”
A report last year from accountancy firm PwC predicted that by 2025 more than half of those under 40 will be living in properties owned by private landlords.
By that year, a quarter of all households will be renting privately.
