VeriSmart deal is opening doors

An entrepreneur from Swansea has struck a deal with one of the region’s most prominent property businesses.

Richard Ryan of VeriSmart compiles inventories for landlords and letting agents, saving them time and money.

He is now working with Clee Tompkinson & Francis, chartered surveyors and sales and letting agents with 14 offices across South Wales.

Richard is the only licensee for VeriSmart in Wales and is taking advantage of the increasing number of people renting property rather than buying.

With ‘Generation Rent’ a growing phenomenon there is more need than ever to speed up the compilation of inventories.

The Welsh Assembly’s new Rent Smart Wales legislation is in line with VeriSmart’s own strict guidelines.

And Clee Tompkinson & Francis with its Rent Smart Wales-trained staff has been instructing Richard to compile inventories throughout its rental property stock.

Neil Jones, Clee Tompkinson & Francis’s business manager, said: “Using VeriSmart saves us a great deal of time as a business.

“It frees up staff time and we can rely on Richard to compile accurate inventories very quickly.”

Richard, a 32-year-old who is player-coach for Welsh League One football side Goytre United, Port Talbot, said: “I have not had the business long but already there is a demand for VeriSmart’s services among landlords and letting agents in and around Swansea.

“I use voice recognition technology as well VeriSmart’s own, unique ‘Smart Verification’ software to compile inventories.

“But there are a host of other services I provide including health and safety reports and legionnaires’ disease assessments.

“I also test smoke and carbon monoxide alarms – not just by pressing the button to see if the battery is working but also by testing the sensor.

“Striking up a relationship with Clee Tompkinson Francis has really started to open doors.”

Richard has created an introductory ‘combined package’ deal that is aimed at carrying out as many tasks as possible while at the property in order to save the agent and landlord money.

A report last year from accountancy firm PwC predicted that by 2025 more than half of those under 40 will be living in properties owned by private landlords.

By that year, a quarter of all households will be renting privately.
