After launching his property inventory business just 18 months ago entrepreneur Chris Simpson has just taken on a third member of his team.

The former retailer launched VeriSmart Inventories in Bath, Bristol, Taunton and surrounding areas in early 2016.

VeriSmart is a national brand and compiles inventories for landlords and letting agents. Inventories are an important requirement by tenant deposit schemes.

With the rental sector growing at such a pace Chris saw an opportunity and has just recruited a third clerk to match the volume of work.

A recent report by Knight Frank said the proportion of households in the private rented sector (PRS) in the UK is set to grow by 24% by 2021.

The PRS has doubled in the last decade, and it is expected to continue to grow to 5.79 million households. Indeed, 68% of renters still expect to be living in the rental sector in three years’ time, the research said.

Prior to a property being rented the landlord or agent requires an inventory to be compiled, ideally by an independent provider.

Chris is able to create what is required accurately and at speed using VeriSmart’s proprietary technology and voice recognition system.

The process is completely paper-free and the inventories are automatically emailed to agents and tenants for online verification.

Additionally, and in line with current legislation and the housing health and rating system requirements for landlords and their agents, Chris provides extra services.

These include mid-tenancy inspections, end of tenancy check outs, legionella risk assessments, proper carbon monoxide (CO) and smoke detector testing (using synthetic smoke and gas) and electrical appliance testing.

Chris, a father of five from Midsomer Norton, said: “I had no experience in the property industry but after seeing the VeriSmart model I chose to invest and become a licensee.

“The training was thorough and just 18 months in I’m growing my team. The rental sector is growing so quickly as is the amount of work.

“One of the important things I have learned is that good customer service is so important.

“The landlords, letting agents and tenants are all customers and I always keep in the front of my mind that I need to give them what they want, when they want it – nothing is too much trouble.

“The technology makes the work extremely straightforward and I save letting agents a lot of time, money and hassle.

“I am also independent which suits both agent and tenants, and my aim is always to keep tenants safe and landlords legal.”
