A houseboat, a sewage pumping station and coastal land with a waterfall are among 152 lots catalogued by Clive Emson Auctioneers for the May auction.

This follows Britain’s largest independent firm of regional land and property auctioneers continuing a flying start to the year with their first two auctions offering 330 lots across the south of England, raising a total of over £40 million for clients.

Sale highlights include a houseboat moored on a small spur off the Grand Union Canal at Southall, Middlesex, being offered with a guide price of £110,000 to £120,000 – and which is also stamp duty free avoiding the new 3% surcharge.

The 2008-built, 50ft by 13ft Wai Hale, which even has a garden within a gated community at leafy Maypole Dock, is a haven from modern life’s hustle and bustle, yet is just a mile from Southall station which links to central London through Paddington.

A sewage treatment station servicing 40 properties in the West Sussex village of Upper Beeding has a freehold guide price of £10,000 plus.

Each house contributes an annual payment to cover the costs of servicing, maintenance and removal and currently produces an annual turnover of £10,400.

A plot of land with breathtaking coastal views across the village of Downderry, East Cornwall has a freehold guide price of £60,000 to £70,000.

The Coombe at Deviock Hill boasts a natural water supply, a stunning waterfall along with a paddock and amenity land extending to 12 acres (4.9 hectares).

A Grade II-listed former primary school in the village of Tunstall in Kent, the early Victorian building has a freehold guide price of £450-480,000.
