Clive Emson Auctioneers unwraps 148 lots for Christmas

Christmas cheers: The former Queen Victoria Inn at Rottingdean, Brighton, is among 148 lots listed across southern England in the December auction by Clive Emson Auctioneers, the last of eight auctions this year by the firm in its 35th year. The property is guided at £400,000-plus and has potential to become four flats, subject to planning permission.

Clive Emson Auctioneers has unwrapped 148 lots for its Christmas auction.

Spread across southern England and East Anglia, they include vacant properties, letting investments, commercial buildings, development plots and grazing sites.

Bidding for the auction is live on 9 December and concludes on 11 December

James Emson said: “The eighth and final auction of this year brings the total of lots listed by us in 2024 to 1,273, consecutively up on recent years and indicating that sellers and buyers remain undeterred by economic and political changes.

Highlights of the December auction include the former Queen Vic pub in Rottingdean, Brighton, East Sussex, which has a guide price of £400,000-plus (lot 85).

With a guide of £480,000 – £520,000, a vacant guest house in London Road, Bognor Regis, West Sussex, has six bedrooms named after Royal Navy ships such as Royal Ark and Victory (lot 9).

The former Water Mill in Edenbridge, Kent, which has planning for residential conversion from office use, is guided at £400,000-plus (lot 63).

Wells-next-the-Sea, a port town on the north coast of Norfolk, has a one-bedroom apartment at £250,000-plus in The Buttlands, with a galleried mezzanine-level bedroom an open plan living/dining (lot 29).

On the edge of the Suffolk village of Hitcham, near Ipswich, a parcel of land, at just under half an acre and with planning permission for a sunken four-bedroom house, is guided at £290,000 – £310,000 (lot 87).

In Plumstead, London, a two-bedroom bungalow at Chelsworth Drive, in need of repair and improvement, is guided at £225,000 – £235,000 (lot 30).

With an estimated rental of £30,000 pa, a mixed-use, part possession property at 19 High Street, Epsom, Surrey, is guided at £230,000 – £240,000; the mid-terrace building is arranged as a vacant ground floor retail unit, with self-contained upper parts sold on a long lease (lot 105).

On the western edge of the New Forest in Hampshire, a detached two-bedroom bungalow in the village of Bransgore, near Christchurch in Dorset, has a guide price of £250,000-plus (lot 33) – the average price of a New Forest house is now reportedly £576,000.

A freehold block of four flats at Cliff Road in Cowes, Isle of Wight, with sea views, parking and vacant possession, is guided at £700,000 – £750,000 (lot 88).
