Various commercial premises in Scotland are among 173 lots listed in the November auction by Clive Emson Auctioneers.
The firm has been given a record number of instructions in the country on top of the lots for southern England and Yorkshire.

One of the highlights is a portfolio of part-let commercial premises at 23-49 High Street and 3-13 Cockburn Street, Falkirk (lot 77).
With a guide price of £1.5 million-plus, the buildings are currently let at £142,420 per annum, with the total estimated rental value in the region of £300,000 per annum.
James said: “We anticipate keen interest from property investors, including pension funds – based on the guide price and current rental income, the gross rental yield would be an attractive 9.5%.”
The former Beales department store at 56-76 [excluding number 72] St John Street, in Perth’s city centre, has a guide price of £500,000 – £550,000 and comes with vacant possession.
Land east of Golf Course Road, Skelmorlie, North Ayrshire, is being auctioned with a guide price of £450,000-plus and is situated on the eastern edge of the village of Skelmorlie (lot 29).
Down south, former research premises with offices, laboratories, workshops and stores, on 2.5 acres, has a guide price of £850,000 – £860,000 and is at BBI Solutions, Broadoak Enterprise Centre, Sittingbourne, Kent (lot 10).
Among 13 lots chalked for development or conversion, cleared land at 97 Whitechapel High Street, Whitechapel, London, is now guided at £380,000 – £400,000, a drop of up to £150,000 on a previous listing; planning permission for three one-bedroom duplex flats and a commercial unit has lapsed (lot 17). Of 36 commercial lots, one is a business park at Crowborough, East Sussex, which is let at £92,000 pa and is guided at £900,000 – £950,000 (lot 56). There are 17 tenants at Park Lane.
Lambert’s Yard, a commercial site with 15 light industrial units at Broadstairs, Kent, is let at £114,600 pa, with two vacant units, and is guided at £1m – £1.2m (lot 112).
Bookworms may be interested in the potential of a former library at Tunbridge Wells, Kent, guided at £350,000-plus (lot 156).
In a disposal by Cornwall Council, former public toilets, with “fantastic River Fal views”, have a guide price of £30,000-plus and are at Malpas, Truro (lot 104).
It’s a case of hatched, matched and possibly dispatched with a former register office in Plymouth, Devon – the guide price for the 6,175 sq ft property adjacent the iconic Plymouth Hoe is £295,000-plus (lot 103). Plymouth City Council has instructed the sale.
