Clive Emson Auctioneers unveils 165 lots across England for July

AUCTION STATIONS: This grand Victorian residence in Launceston, Cornwall, has a guide price of £560,000-plus and is among 165 lots listed in the latest auction across England by Clive Emson Auctioneers. There are 10 bedrooms along with two-bedroom servants’ quarters – and the lower ground floor includes a pantry, dairy, wine cellar/cider room, former milking parlour, cold store and store room (lot 8). An engine house building at a former Cornish tin mine, a birdwatching haven and a grand Victorian residence are among the 165 lots listed in the latest auction across England by Clive Emson Auctioneers.

They also include, for the first time, a parcel of land in a residential area at Worsley, Manchester – guide price £3,000 – £5,000 (lot 163).

James Emson, Managing Director, said: “Clients have instructed us to sell 72 vacant residential properties, 35 residential investments, 24 commercial lots, 21 development/conversion sites and 13 plots of grazing or land in our July auction, the fifth of eight this year across southern England and, for the first time, covering Greater Manchester. There is much to choose from.”

Cornwall Council has instructed the firm to sell The Engine House at Wheel Kitty, St Agnes, Cornwall. Part of a former tin mine, the historic former engine house was most recently used as offices and has a guide price of £50,000-plus (lot 132).

Nestling in nearly nine acres, a ‘flight pond’ of 1.9 acres, with birds hides, at Ash Levels, Westmarsh, Sandwich, Kent, has a guide price of £140,000 – £150,000 (lot 65).

For those of us looking to live in an affordable grand residence, a detached Victorian house set in 1.5 acres, with 10 bedrooms, a former servants’ cottage, greenhouses and walled gardens, has a guide price of £560,000-plus and is at Yeolmbridge, Launceston, Cornwall (lot 8).

Rookley Methodist Church in Niton Road, Rookley, Ventnor, Isle of Wight, has a guide price of £260,000-plus. The Victorian-era building was a place of worship since construction in 1859, with planning permission granted in March this year for conversion into a two-bedroom residence (lot 51).

Developers may find themselves on track with a site by Newhaven Town railway station in East Sussex – there is outline planning for 33 two-bedroom units and associated parking. Guide price: £950,000 – £1m (lot 99).

In a similar vein, there is land with planning consent for 14 two-bedroom units at Northfleet, Gravesend, Kent, with a guide price of £950,000 – £1m (lot 18).

A block of seven shops and seven flats in Fareham, near Portsmouth in Hampshire, has a guide price of £1 million-plus. Let at £89,050 pa, the property has a gross yield at the guide price of nearly 9% (lot 69).

Buy-to-let investors may also be interested in a seafront block of six flats at Westgate-on-Sea, Kent – let at £57,180 pa, with a guide price of £950,000-plus, the gross yield at that price would be 6% (lot 140).
