Clive Emson Auctioneers unwraps 139 lots for Christmas auction

More than 320,000 people have been on Clive Emson Auctioneers’ digital bidding platform this year.

The visitor numbers emerged as the firm unwraps 139 lots in southern England for its Christmas auction – the last of eight in 2022.

James Emson, Managing Director, said: “Each auction has also attracted bidders from more than 10 different countries, some of whom are holidaymakers and are happy with the option to compete on a level and transparent platform wherever they are in the world. To date, 320,000-plus people, similar to the population size of Swansea, have looked at the bidding platform.”

He added: “Without regular feedback and recommendations from bidders we would not have been able to make the necessary improvements to our IT systems and the service we provide. Among suggestions was a proxy bidding facility, which we subsequently implemented earlier in the year and is used by hundreds of buyers.

“We hope everyone enjoys our diverse range of December lots, which suit all budgets, and we look forward to 2023 with confidence and vigour.”

In keeping with the festive season, a mix of workshop, storage and office facilities in Pudding Lane, Maidstone, Kent, has a guide price of £150-160,000 (lot 15).

Pudding Lane is among 61 lots – mostly residential – with vacant possession, along with 38 investment properties, 25 commercial premises, six development sites and nine plots of land.

The auction ends on Wednesday, 14 December, with bidding opening 48 hours beforehand.

In the heart of Helston, Cornwall, a mixed commercial and residential property is guided at £110,000-plus and is currently let at £6,480 pa (lot 17).

In the same county, at Redruth, a town house converted into three flats and let at £15,600 pa has a guide of £210,000-plus (lot 20).

Back in Kent, this time in River, Dover, a 25-bedroom former care home has a guide price of £580-620,000 (lot 31).

Of the investment lots, one of the biggest income generators is a property in Dover with 16 letting rooms at a £500,000-plus guide price and a £71,660 pa in rent (lot 62).

James said: “At the guide price, the gross yield is 14.3%, which comfortably beats the UK’s 41-year record high inflation rate of 11.1%.”

Currently let at £36,000 pa, a mixed-use investment property in the coastal Essex town of Maldon is guided at £525,000-plus (lot 35).

In Portsmouth, Hampshire, an HMO has a guide price of £280-300,000 and is let at £28,044 pa (lot 56).

A “rare opportunity” to acquire a vacant commercial premises at Tranquil Passage, Blackheath Village, London, sees a guide price of £470,000-plus (lot 19).

Bundels is the name of a three-bedroom thatched cottage at Musbury, near Axminster, Devon. It is guided at £235,000-plus (lot 69).

Also thatched in the same county, and described as “one of Sidmouth’s oldest and most cherished houses”, conical Marino Lodge is guided at £350,000-plus (lot 99).

Trustees have instructed the sale of a former village school at Ash, Canterbury, Kent, with planning permission for conversion into four dwellings. Guide price: £350-360,000 (lot 94).
