Three new top quality industrial units are being built on spec in a highly prominent location at Burgess Hill’s popular Hub Business Park as Sussex continues to suffer from a dearth of warehouse space.
Property consultancy Vail Williams has been appointed by Glenbeigh Developments, of Haywards Heath, to market the Plot 2 units off-plan for letting or sale.
The three units, due for completion next October by Harmonix Construction, are at the front of the established Hub Business Park, conveniently fronting Cuckfield Road and just a mile from the A23. The M23/Crawley is less than 10 miles.
Ranging from 10,780 sq ft (1,001.49 sq m) to 38,660 sq ft (3,591.6 sq m), the units are available individually or together with prices on application.
There is ample car parking on site – with Glenbeigh providing 41 per cent of spaces with electric vehicle charging, a first for the region.
The 36.9 acre Hub is strategically located in Burgess Hill, a well-established commercial centre, with occupiers including DPD, Porsche, Roche, Edwards Vacuum, ILG and HPC. There is consent for a further 400,000 sq ft of development.
The location is also attracting substantial investment, including the 3,500 residential units at Homes England’s Northern Arc development and continuing proposals for a 1.4m sq ft science park.
Steve Berrett, Vail Williams Partner based in Crawley, said: “Demand for quality industrial/warehouse units continues to greatly outstrip supply right across Sussex and this speculative build will add vital stock to the market
“We are confident there will be strong demand from logistics and manufacturing businesses seeking top grade premises located in a highly prominent location fronting the A2300 dual carriageway and linking to the nearby A23 trunk road.”
Unit 2A is 14,340 sq ft (1,332.23 sq m) with 15 parking spaces, Unit 2B is 10,780 sq ft (1,001.49 sq m) with 11 spaces and Unit 2C is 13,540 sq ft (1,257.91 sq m) and 14 spaces.
Glenbeigh Developments Director Colin Whelan said: “Glenbeigh Developments has appointed Harmonix Construction to build three high quality Industrial Units fronting The Hub Business Park development at Burgess Hill.
“The three units provide space from circa 11,000 sq ft to 38,000 sq ft. Construction will commence in February and be completed by October 2022.”
